Property Compliance Certificates

All landlords in Scotland must be registered with their local council and have a Landlord Registration Number. All properties must have an Energy Performance Certificate (EPC) before it can be advertised.  If your property has gas, then a Gas Safety Certificate must be obtained annually. Additionally, you will also be required to have electrical safety certificates in the form of an EICR (Electrical Instillation Condition Report) and a PAT Certificate (Portable Appliance Test).
To renew your Landlord Registration Number, you are now also required to have a Legionella Risk Assessment carried out at the property.
