Due to the Tenancy Deposit Scheme legislation, which has been passed in the Scottish Parliament, all letting agencies in Scotland, have to by law, rigorously justify any end-of-tenancy costs that would be deducted from a deposit. That makes it essential to have an inventory carried out at the start of a tenancy to measure any subsequent deterioration beyond fair wear-and-tear.
Our inventories are compiled with Inventory Software that states the condition and cleanliness of all aspects of the property, from light fittings to floor covering, from cutlery to coffee tables. A detailed description, make and model where available. As the saying goes, a picture is worth a thousand words! An inventory is not just a detailed description, the photos of each item accompanies the detailed descriptions and can be the difference between a successful claim or not!
